North Hill Floor Plans: How to Review Them When They Arrive

North Hill offers 32' and 36' detached homes, while individual floor plans, plan names and square footages are still to come. The collection reaches up to 5 bedrooms, up to 3.5 baths and parking for up to 4 cars. When plans arrive, review room dimensions, circulation, storage and standard features.

What exists today

Nothing plan-level. Solmar publishes ranges for North Hill:

No plan names, no square footages, no elevations, no room dimensions. A "5-bedroom, 3.5-bath" home is the top of the range, not a description of the collection. This guide is therefore a method, ready to use the day the plan set is released.

Rule one: dimensions, not bedroom counts

A five-bedroom plan with two 8-by-9 bedrooms is a three-bedroom house with ambitions. When you get plans, ignore the labels and read the numbers:

Mark furniture on the plan at scale before you fall in love with an elevation.

Rule two: the staircase writes the plan

In townhomes especially, stair position dictates everything: where the kitchen can go, how wide the great room is, whether the second floor has a usable hallway, and how much space is lost per storey. Look for:

Rule three: circulation and dead space

Trace the paths you will walk a hundred times a week:

  1. Car → mud area → kitchen. How many corners, and is there anywhere to put a coat?
  2. Front door → powder room. Does the powder room open into the living space?
  3. Kitchen → dining → outdoor. Is the barbecue trip a straight line?
  4. Bedrooms → laundry. Which floor is laundry on, and is that acceptable?

Any hallway serving one room is wasted footage you are paying for.

Rule four: storage is a specification

New homes lose storage to open-concept layouts. Count it explicitly:

[] Front entry closet with real depth

[] A linen closet on the bedroom level

[] Pantry, and whether it is a cabinet or a room

[] Broom/utility storage somewhere other than the garage

[] Basement mechanical room location — does it strand a corner of the basement?

[] Garage: does the "up to 4 cars" configuration still leave storage room?

Rule five: separate standard from upgrade

Plan drawings routinely show upgraded conditions. Ask, in writing, which of these are standard on the plan you are buying:

The rough-ins matter most. Adding a basement bathroom rough-in later means concrete work.

Rule six: match the plan to the lot

North Hill's differentiators are land-based, so plan choice interacts with lot choice:

Details on lot evaluation are in deep lots and nature backings.

Rule seven: understand the square footage definition

Ontario builders measure to different standards, and marketed area may include or exclude garages, unfinished basements, and exterior wall thickness. Ask what standard is used and whether the stated area is measured to the exterior face of the wall. Then compare like with like across plans.

The plan-day checklist

[] Full plan set with dimensions for every room, all floors

[] Standard versus upgrade legend on the drawing

[] Ceiling heights per floor

[] Window schedule, including basement

[] Garage dimensions and door width

[] Mechanical room location and size

[] Elevation options and any mandatory exterior conditions

[] The measurement standard used for stated square footage

Bottom line

You cannot review North Hill plans yet, because they do not exist publicly. You can arrive at the release with a method: dimensions over labels, stairs over styling, circulation over renderings, storage counted, standard separated from upgrade, and the plan chosen to suit the lot rather than the brochure.
